I own the numbers behind Grade-A assets: budget, business plan, rent roll and NOI. At Central Park Towers in DIFC I held full P&L for 120,000 m² of prime office and retail, a 320-tenant base, and a 12-person team across leasing, marketing, tenant relations and property management.
My edge is repositioning product that others can't move — converting shell space to fitted and flexible offices, office to retail, and "never-leased" areas into revenue — then signing the blue-chip tenants that anchor a building's reputation.
Central Park Towers sat at 5.8% occupancy for two years — a full team and every major broker had tried. On takeover in 2017 I rebuilt the leasing strategy from the ground up and leased 900,000 sq ft over five years, including 600,000 sq ft in the first three.

After Amazon's USD 800M acquisition of Souq.com, I read the expansion coming and moved early — identifying the agents who'd represent them and confirming JLL as the intermediary.
To win against newer stock, I offered JLL a 10% commission — double the standard — to bring Amazon to our 8-year-old building and close. JLL shortlisted us; the result was a five-year lease at above-market rent that later expanded from 55,000 to 100,000 sq ft.
Facebook wanted shell & core; we only had furnished offices. Instead of losing the deal, I offered to fund the full conversion ourselves — then amortised the demolition cost into the five-year term with a 50% markup, plus complimentary utilities.
The economics worked for both sides, and Facebook signed. Same building, two of the world's biggest tech names — won on structuring, not just price.
